7.1項目總承包管理的內(nèi)容
根據(jù)雇主招標文件要求,中標單位為沈陽星摩爾購物廣場工程的總承包單位,履行其對自行組織施工項目、雇主指定分包項目、雇主直接發(fā)包項目的總承包管理、協(xié)調(diào)、組織、配合職能,如果我公司有幸中標該工程,結(jié)合我公司成功總承包大型公建工程的施工經(jīng)驗,將按照施工合同的要求,除了負責總承包范圍內(nèi)自行組織實施的施工內(nèi)容外,還將對指定分包及其它承包商的施工時間、進度、管理進行協(xié)調(diào),并對其工程質(zhì)量、施工進度承擔總包管理責任。同時,在施工管理過程中,承包人將與雇主直接分包的工程承包商密切協(xié)調(diào)、彼此配合。施工總承包管理的重點內(nèi)容為:
7.1.1統(tǒng)籌協(xié)調(diào)與工程建設(shè)有關(guān)各方的關(guān)系
承包人將站在總承包的高度,以對雇主、對工程高度負責的職業(yè)道德,對工程進行統(tǒng)籌安排和全面控制,全過程全方位的為雇主服務(wù)。我們深知作為工程總承包方,不是單一的責任,而是對工程的各個方面和環(huán)節(jié)都負有責任和義務(wù)。我們承諾在整個施工過程中,將樹立總包管理的核心地位,充分體現(xiàn)總包的管理作用,協(xié)調(diào)處理好與雇主、監(jiān)理、設(shè)計以及各參建單位之間的相互關(guān)系,理順管理程序。標書翻譯

7.1.2施工現(xiàn)場的計劃、質(zhì)量等綜合組織管理、協(xié)調(diào)
本著對雇主高度負責的態(tài)度,完全履行總承包商的責任、權(quán)力和義務(wù),無論是雇主指定分包商還是我公司選定的專業(yè)分包商或者我公司自有配屬隊伍,均一視同仁,統(tǒng)一提出管理要求和標準,堅持在對所有分包商進行嚴格管理、監(jiān)督、檢查和控制的同時,積極主動地支持、服務(wù)、照管好各分包商,協(xié)調(diào)好各分包商的工序計劃安排以及相互之間的工序銜接和交接,確保整個工程合理有序進行,保證工程總體施工進度,保證各分包商的施工質(zhì)量符合質(zhì)量標準。
7.1.3項目技術(shù)總管理與總協(xié)調(diào)
一、重點協(xié)調(diào)各專業(yè)技術(shù)方案之間的配合與銜接。
二、重視圖紙深化設(shè)計和施工詳圖設(shè)計,提高圖紙綜合審核能力和深化設(shè)計能力。我公司將組織自身的力量、組織各分包商,根據(jù)設(shè)計師的圖紙和設(shè)計要求,按照工程進度的總體要求,完成各專業(yè)施工深化詳圖并進行專業(yè)之間的協(xié)調(diào)。
